How Metro Quadrado works

What Metro Quadrado MCP server does

Metro Quadrado MCP server exposes the A Corrida dos Bairros real-estate data project to MCP-compatible AI clients. The underlying index covers 96 Brazilian cities across 27 states and reports median prices per square meter for sales and rentals. Data is organized by city and neighborhood, with support for apartments, houses, land, commercial rooms, and warehouses.

The source also includes neighborhood rankings, month-by-month series, rental figures, gross rental yield, and area bands. Additional index sections support comparing two or more cities or neighborhoods, estimating a property's value from the curve for its neighborhood, and checking what a given budget or rent could cover.

How it works

The public MCP endpoint is hosted at https://mcp.metroquadrado.workers.dev/mcp. An MCP client connects to that URL and can use the server to retrieve information from the published index.

The figures are calculated from publicly available property listings collected daily from multiple sources. Listings are deduplicated between portals and real-estate agencies using the property's reference and the combination of price and area. Area and price-per-square-meter filters are applied by property type. Published values change on the first day of each month and remain fixed for that edition.

Setup and configuration

Configure the MCP client with the public streamable HTTP endpoint:

https://mcp.metroquadrado.workers.dev/mcp

The repository also publishes machine-readable resources at /llms.txt, /llms-full.txt, /sitemap.xml, and /historico/; these are separate data-access resources rather than documented MCP configuration options.

Tools and capabilities

Metro Quadrado MCP server is suited to requests involving:

  • Median sale or rental price per square meter by city and neighborhood
  • Neighborhood rankings and monthly price history
  • Comparisons between cities or neighborhoods
  • Property categories including apartments, houses, land, commercial rooms, and warehouses
  • Rental yield and property-size ranges
  • Budget-based questions about what can be bought or rented in each neighborhood
  • Estimates based on a neighborhood's own price curve

The index pages also expose structured JSON-LD for datasets, places, frequently asked questions, and breadcrumbs. The data is open under CC BY 4.0; attribution should cite “A Corrida dos Bairros” with a link.

Limitations and notes

The figures describe medians derived from public advertisements, not confirmed transaction prices. Coverage and reliability may vary by city, neighborhood, property type, and the available listings. The material states that the index covers 96 cities, while an older short description may mention only cities in Santa Catarina; use the current city list in the repository as the broader scope.

Results are edition-based rather than continuously changing: values are updated monthly and frozen until the next update on the first day of a month.
