How Gaff Check works

What gaff-check MCP server does

The gaff-check MCP server combines public Irish property datasets for address-level and area-level due diligence. It can locate an address and return nearby planning applications, registered sale prices, radon risk, generalised land-use zoning, mapped flood information, BER statistics with retrofit grant references, and recorded-crime context for the relevant Garda area.

The service is intended to provide records and clearly labelled derived context for an AI assistant. It is not a valuation tool, a commercial property-listing scraper, or a website. The available sources include the National Planning Application Database, the Property Price Register, EPA radon mapping, Myplan zoning, GSI flood mapping, CSO BER statistics, SEAI grant references, and CSO and Garda-area crime data.

How it works

An MCP-compatible client starts the local process and sends tool requests over standard input and output. A typical conversation begins with resolve_location, followed by one or more checks for the same property or nearby area. The assistant can use the returned source, licence, data vintage, and caveat metadata when explaining results.

The eight implemented tools are resolve_location, planning_applications, sold_prices, radon_risk, zoning, flood_risk, ber_context, and recorded_crime_context. Planning and sales checks use distances or nearby records where applicable. Crime results describe published category counts and qualified rates for administrative areas, not incidents at a specific address or a safety score.

Setup and configuration

The gaff-check MCP server is published to npm and runs with Node.js 20 or later. For a client using stdio, the launch command is npx -y gaff-check; no API keys or separate package installation are required. Running that command directly in a terminal will wait for an MCP client and may appear to hang.

Claude Code can register it with claude mcp add --transport stdio --scope user gaff-check -- npx -y gaff-check. Codex uses codex mcp add gaff-check -- npx -y gaff-check. Claude Desktop can add an mcpServers entry with npx as the command and -y, gaff-check as its arguments.

For local development, clone the repository, run npm install, and build with npm run build. The project includes configuration files for Claude Code and Codex. Fixture-based tests run with npm test; live end-to-end tests require RUN_E2E=1 npm run test:e2e.

Limitations and notes

The gaff-check MCP server does not provide a valuation or certainty about whether to buy. Commercial listing sites are not scraped. Flood results do not include OPW river and coastal models that require a licence; the output points users to floodinfo.ie for further checking.

Eircodes cannot be converted directly to coordinates through a free official lookup in this project. Supply an address or approximate location as well. Crime data is aggregated to administrative areas, and some categories, including homicide and sexual offences, are not published at sub-district level. Returned data remains subject to the licences of its underlying public datasets.
