What Dubai Diligence MCP server does
The Dubai Diligence MCP server gives MCP-compatible clients access to selected Dubai Land Department records. Its tools cover residential sale prices, registered sales activity, rental yields, market comparisons, a monthly house price index, and broker licence records.
The property data is limited to homes. Land, whole buildings, offices, shops, and hotel inventory are excluded. Sale statistics exclude mortgage and gift registrations, which do not represent a conventional property sale. Results describe what was registered, rather than providing a valuation, forecast, or estimate.
The server is relevant to the 🏠 Real Estate category when an agent needs evidence from completed registrations instead of portal asking prices. It can also help compare ready and off-plan markets, which may produce materially different figures within the same community.
How it works
Connect an MCP client to https://dubaidiligence.com/api/mcp. The endpoint uses JSON-RPC 2.0 over HTTP POST and supports the MCP protocol version 2025-06-18 while negotiating older versions. Tools are read-only; no tool writes data to Dubai Land Department records or another external system.
dubai_community_prices returns a community’s median registered price per square foot, registered home sales over the previous 12 months, off-plan share, and gross rental yield. dubai_price_split separates the median by ready or off-plan status and by apartment or villa, alongside the blended figure. dubai_compare_areas places multiple communities side by side using price, sales volume, yield, and off-plan share.
The index tool returns the latest Dubai Diligence Index reading, monthly and annual changes, distance from its peak, and the previous 24 months of values. The index is mix-adjusted and uses 2023 as its base year. Yield figures use registered Ejari rent contracts against registered sale prices; they are gross and do not subtract service charges, agency fees, or vacancy.
Setup and configuration
The Dubai Diligence MCP server requires no API key, account, or local installation. Add the remote URL as a custom MCP connector in Claude Desktop or Claude.ai. In clients such as Cline, Cursor, and Windsurf, add a remote server entry with this URL:
{
"mcpServers": {
"dubai-diligence": {
"url": "https://dubaidiligence.com/api/mcp"
}
}
}
For other clients, send JSON-RPC requests by HTTP POST with Content-Type: application/json. The public data is also available as community CSV or JSON files, and the full index series is published separately. The repository code is MIT licensed; the derived data is available under CC BY 4.0 with attribution to Dubai Diligence and a link to https://dubaidiligence.com.
Tools and capabilities
- Check a community’s registered prices, 12-month sales, off-plan share, and gross yield.
- Split community prices by ready or off-plan status and apartment or villa type.
- Compare two or more communities using consistent registered-record measures.
- Retrieve the current house price index and its recent 24-month series.
- Rank communities by gross rental yield with a minimum 12-month sales threshold.
- Check a broker’s current licence, broker number, company, and attributed transaction count.
Use the Dubai Diligence MCP server when the question depends on registered outcomes. A broker transaction count reflects what the register attributes to that broker; it is not a general measure of performance and may be blank for newly licensed brokers or transactions conducted under another broker’s number.
