Overview

The Attom MCP server connects AI agents to ATTOM Data Solutions for US property and real estate data. It exposes tools for automated valuations, tax history, comparable sales, and market statistics, with additional property, ownership, demographic, and risk data available through the pack. Use it for property research, valuation workflows, and real estate analysis where ATTOM coverage fits. It runs through the Pipeworx gateway or as a local stdio package.

Use cases

  • Estimate a US property's value with an AVM range
  • Retrieve historical property tax assessments
  • Find and filter nearby comparable sales
  • Compare property markets by metro
  • Investigate ownership and neighborhood records

Key features

  • Automated valuation lookups with value ranges
  • Annual property tax history
  • Nearby comparable sales
  • Market statistics
  • Ownership, demographic, and risk data
  • Gateway and local stdio deployment

How Attom works

What Attom MCP server does

The Attom MCP server gives MCP-compatible AI agents access to ATTOM Data Solutions property records. ATTOM covers approximately 155 million residential parcels nationally, along with commercial records in major metropolitan areas. Available data includes property details, tax records, automated valuations, comparable sales, ownership history, neighborhood demographics, and risk overlays such as flood and wildfire information.

Core property questions map to dedicated tools. attom_avm returns an automated valuation with a low and high range. attom_tax_history provides reported annual tax assessments. attom_comps finds recent nearby sales, while attom_market_stats provides broader market context. The README also references property-detail and commercial endpoints, although their complete schemas are not listed here.

This package belongs in the 🏠 Real Estate category when an agent needs structured US property data rather than general web search. It can support valuation lookups, tax research, comparable-sale analysis, and market comparisons.

How it works

The Attom MCP server is available in two forms. The hosted option uses the Pipeworx gateway at https://gateway.pipeworx.io/attom/mcp. A connection to this endpoint lists the ATTOM pack tools alongside shared Pipeworx tools, including ask_pipeworx, discover_tools, search_within, and remember/recall. The full gateway endpoint is also available when an agent needs direct access to all packs.

A local package is available through npx -y @pipeworx/mcp-attom. It communicates over stdin and stdout using MCP and exposes only the ATTOM pack tools, without the gateway's shared meta-tools. The gateway's ask_pipeworx tool can also accept a plain-English question and route it to a suitable tool.

Address formatting affects results. Put the street portion in address1 and the city, state, and ZIP in address2. For useful comparables, apply client-side filters for square footage, bedrooms, bathrooms, and sale date because the default nearby sales are not necessarily similar properties.

Setup and configuration

The hosted connection can be added to an MCP client with the gateway URL. For local use, configure the client to run npx with the @pipeworx/mcp-attom package, or run that command directly to verify startup.

ATTOM requires a paid API key. With the bring-your-own-key option, obtain a key from ATTOM's developer portal and pass it to a tool as _apiKey. Alternatively, a Pipeworx Housing Vertical subscription can front the ATTOM relationship, in which case _apiKey is not required and usage is billed to the Pipeworx account.

Tools and capabilities

  • Look up automated property valuations with attom_avm.
  • Retrieve annual property tax records with attom_tax_history.
  • Find nearby recent sales with attom_comps.
  • Compare broader market conditions with attom_market_stats.
  • Access property, ownership, demographic, and risk data exposed by the ATTOM pack.
  • Query the pack through the Pipeworx gateway or use its local stdio implementation.

Limitations and notes

ATTOM records are commercial data and are not uniformly real-time. County assessor updates vary, with many counties reporting annually; AVMs recalibrate monthly. Recent tax records may therefore lag the current year by six to eighteen months.

The Attom MCP server may not return a match for some rural counties or tribal lands. Commercial properties can use different schemas from residential properties, and most tools default to residential data. Report both valueLow and valueHigh with an AVM result instead of presenting only its point estimate.

Frequently Asked Questions about Attom

Attom is an MCP server that connects AI agents to ATTOM Data Solutions property records. Its main tools include `attom_avm` for automated valuations, `attom_tax_history` for annual tax records, `attom_comps` for nearby sales, and `attom_market_stats` for market context across US residential and selected commercial data.

Install it locally by configuring your MCP client to run `npx -y @pipeworx/mcp-attom`, or connect to `https://gateway.pipeworx.io/attom/mcp`. The local package uses stdio; the hosted option uses the Pipeworx gateway.

Authenticate with an ATTOM API key passed as `_apiKey`, or use a Pipeworx Housing Vertical subscription that fronts the ATTOM relationship. ATTOM is a paid commercial API, and the provided setup does not require environment variables.

Yes, Attom works with Cursor through the hosted MCP URL or the local stdio configuration. Add the gateway URL to Cursor, or configure it to run the `npx` package command.

Check the address format first: use `address1` for the street and `address2` for city, state, and ZIP. Some rural counties and tribal lands have coverage gaps, and apartment numbers or abbreviations can affect matching.
