## What SavePropTax MCP server does

SavePropTax MCP server evaluates one California residential property at a time for a possible Proposition 8 decline-in-value review. The check compares the current county assessment with an opinion of value based on recent comparable sales. Results include a status, assessment, estimated value, and projected annual savings when available.

A qualifying result can begin a filing workflow. The service prepares the county’s review form and emails a signing link to the homeowner. The owner reviews the form, signs it, and pays the flat $29 filing fee. The agent does not receive the signing link or handle the signature or payment.

The service uses public records and county forms. It is not a law firm, does not provide legal or tax advice, and the county assessor makes the final decision.

## How it works

The hosted endpoint is `https://saveproptax.com/mcp`. It uses streamable HTTP, is stateless, and does not require authentication or a token. A client sends an address, with an optional unit number, to `check_property_tax_savings`.

A qualifying response includes a `continueToken`, which is required for the next step. The agent passes that token and the owner’s name, phone number, and email to `start_filing`. The tool returns filing information such as a document identifier and sends the signing link directly to the owner’s inbox. `get_filing_status` can then report the coarse state of the process.

SavePropTax MCP server also offers the same capability through an open HTTP API. Repeated checks for the same address can be served from a 24-hour cache. Fresh checks share an hourly capacity pool and may return `busy` during heavy demand; cached responses remain available.

## Setup and configuration

No installation is needed for clients that support streamable HTTP. Add the hosted URL as a custom MCP connector, or configure a client to use the URL directly. The repository also includes a dependency-free Node 18+ bridge for stdio-only clients:

The bridge forwards tool calls to the hosted service. Docker is also supported through the repository’s provided image configuration. An optional agent registration endpoint issues a key for increased fresh-check headroom and attribution; anonymous use remains available.

## Tools and capabilities

Supported outcomes also include insufficient comparable sales, a closed county window, unsupported counties, an existing filing, missing address information, and nonresidential parcels. The current service coverage includes 18 California counties, with seasonal windows varying by county.

## Limitations and notes

The check is limited to California homes in covered counties and only one property per check. Filing preparation requires a qualifying check token, which is valid for 24 hours, and signing-link preparation is limited to three links per owner inbox per day. The service does not guarantee a reduction; eligibility depends on the county’s review and decision. Current county deadlines should be checked against the service’s county information before starting a filing.
