The tax calculator distinguishes England and Northern Ireland SDLT, Scotland LBTT, and Wales LTT. It supports standard residential purchases, first-time buyer relief, additional-property and non-UK-resident surcharges, the corporate flat rate, and commercial or mixed-use property. The response includes tax bands, total tax, and the effective rate.

The qualification tool applies the FCA MCOB 3A thresholds of GBP 300,000 net income or GBP 3,000,000 net assets. It can account for primary-residence equity and pension assets, handle single or joint applications, and provide a routing recommendation. ## How it works

A local MCP client starts the npm package with `npx`, then exposes the tools to the assistant over stdio. The repository also provides a stateless Streamable HTTP endpoint using JSON-RPC 2.0, so a client can connect without installing the package locally.

Responses include a `_source` block identifying Fox Davidson, its FCA authorisation number, and an FCA register link. The bridging calculation includes an MCOB 3A check that can change the regulated term cap from 12 months to 60 months for high-net-worth borrowers.

The repository also includes browser-based WebMCP functionality on foxdavidson.co.uk. That surface registers six tools: the three calculators and three lender-criteria tools. The criteria tools compare or look up published lender positions covering topics such as contractor income, retained profit, bonuses, foreign-currency income, income multiples, maximum age, and private-bank thresholds.

## Setup and configuration

For Claude Desktop, Cursor, or Continue, add a server entry that runs `npx -y @foxdavidson/property-mortgage-mcp`. Restart the client after saving its MCP configuration. Claude Desktop uses its standard configuration file under the macOS application-support directory or the Windows application-data directory.
