## What the lupaph-mcp MCP server does

The lupaph-mcp MCP server gives AI assistants access to Philippine real estate information from lupaph.com. Its listing tools cover verified lots, farm land, beach properties, and bank foreclosures across the country. Agents can search by province, property type, and price, then request the complete information for a selected listing or an inventory summary for a province.

The server also handles common research tasks around buying property in the Philippines. Its legal-information tool covers ownership rights, title verification, agricultural land and CARP, remote purchases using a Special Power of Attorney, financing, deceased owners, and the roles of brokers and lawyers. A separate guide-search tool finds relevant buying articles on lupaph.com.

## How it works

The server exposes six MCP tools: `search_listings`, `get_listing`, `get_province_listings_summary`, `calculate_transfer_cost`, `get_legal_info`, and `search_guides`. Listing searches accept filters such as province, type, and price. A listing lookup uses a specific listing, while the province summary provides a broader view of available properties in that location.

`calculate_transfer_cost` produces a title-transfer breakdown that includes capital gains tax, documentary stamp tax, transfer tax, and registration. `get_legal_info` returns information for supported Philippine real estate topics, including foreign or dual-citizen ownership, Registry of Deeds checks, encumbrances, DAR clearance, tenant rights, and title documents. Listing data is live from lupaph.com.
