## What Greca House: Greek Property does

Greca House: Greek Property connects an MCP-compatible agent to the public data and tools of Greca House, an independent real-estate brokerage in central Athens. The service focuses on Greek property listings and the brokerage’s own dated asking-price research.

Agents can search current listings by location, region, sale or rent, property type, price, bedrooms, size, media availability, and Golden Visa classification. They can then open a listing using its GH reference to retrieve descriptions, property facts, features, media links, and the listing page URL.

The service also supports comparisons of Greca House research by area and budget, access to research reports and CSV downloads, and estimates of selected costs associated with buying a resale property in Greece.

## How it works

The package declares one remote, read-only MCP server at `https://grecahouse.com/mcp`. Requests run against that endpoint; the package does not install a local service, require an account, or ask for credentials. It also includes a plain-text skill named `greek-property-search`. That skill guides an assistant on choosing tools for searches, budgets, and purchase-cost questions, but it does not run code or fetch data itself.

Tool calls send only the arguments needed for the request, such as an area, budget, property type, or listing reference. Conversation contents, names, and contact details are not sent. Website requests are recorded in Google Cloud request logs, while tool execution and success status are retained in an application log for 30 days. A one-way hash of the calling address may be retained for up to 24 hours for abuse prevention.

## Setup and configuration

In Claude Code, install the package with:

Restart Claude Code after installation. To update it, run `/plugin marketplace update greca-house` followed by `/plugin update greca-house@greca-house`. Removal uses `/plugin uninstall greca-house@greca-house` and `/plugin marketplace remove greca-house`.

Cursor can use the included plugin files when the package is available in its marketplace. Until then, add the endpoint to `~/.cursor/mcp.json`:

## Tools and capabilities

Greca House: Greek Property exposes these tools:

- `search_greece_properties` searches public listings using property, location, pricing, bedroom, size, media, and Golden Visa filters.
- `get_property_details` retrieves one listing by GH reference.
- `compare_budget_by_area` compares dated asking-price research by area and shows what a budget is listed for.
- `get_greece_market_research` returns research reports, methodology, and CSV downloads.
- `estimate_greece_buying_costs` calculates transfer tax, municipal surcharge, Cadastre costs, and notary scale fees for a price. Lawyer, engineer, and agency fees are included only when amounts are supplied by the user.

## Limitations and notes

Results represent Greca House’s own listings, not the complete Greek property market, and listed prices are asking prices. Research is a dated snapshot rather than a forecast, trend measure, or whole-market index.

Golden Visa labels reflect Greca House’s office classification and do not establish eligibility or transaction compliance. Buying-cost results are not legal or tax advice, and use rates in force when the estimate is produced. Announced but unenacted changes are identified separately and are not applied. Professional fees are not inferred as percentages.
