## Documentation

## What Evictions API MCP server does

The Evictions API MCP server gives compatible AI clients access to the Evictions API, a REST service for starting and tracking residential eviction cases in all US states and the District of Columbia. The service can support a case beginning at the notice stage or at filing when notice has already been served.

The integration is intended for workflow assistance, not legal advice. Evictions API is operated by Future Cities LLC and is not a law firm. For a real case, the platform engages a licensed attorney in the relevant state after submission. Nothing is served or filed until that attorney reviews the matter.

The Evictions API MCP server belongs in the Legal category and may fit applications that need an agent to collect case information, submit a case, and monitor its progress through the API.

## How it works

The MCP endpoint uses Streamable HTTP at `https://evictionsapi.com/mcp`. Clients can discover the server through the published MCP discovery document or connect directly to the endpoint. Claude and ChatGPT can prompt the user to sign in when a case tool needs account access. Other clients can send an `Authorization: Bearer` header containing an API key.

Tools that describe the service, pricing, and requirements for each state do not need a key. Tools that work with cases require the user’s account. Access reflects the selected mode: a live key reaches an owner’s real cases, while a test key is for development.

Test keys use the fictional state ZZ only. They do not contact tenants, attorneys, or courts, and developers can advance a test case through its steps with the API’s case-advance operation. Live submissions involve real workflows and may incur platform, attorney, court, and service costs according to the provider’s terms.

## Setup and configuration

Create an account and obtain a free test key from the Evictions API signup flow. REST examples are provided for curl, Node, and Python, along with a public smoke test that does not require a key. For direct API use, configure:

- `EVICTIONS_API_URL`, normally `https://api.evictionsapi.com`
- `EVICTIONS_API_KEY`, containing a test or live key

Claude Code can add the server with its HTTP transport command. Cursor uses a project or user-level `.cursor/mcp.json` file, where an authorization header may be added for authenticated tools. VS Code and other Streamable HTTP clients should use the provider’s agent setup guide. Do not commit a real key to source control.

## Tools and capabilities

The Evictions API MCP server exposes capabilities for:

- Reading service and platform information
- Checking pricing information
- Reviewing state-specific requirements
- Starting and tracking residential eviction cases
- Advancing test cases through the fictional ZZ workflow

The repository contains public examples, MCP client configurations, and an OpenAPI document. The product’s implementation is not included; the live OpenAPI document should be preferred when building a REST client.

## Limitations and notes

A licensed attorney reviews each real case before service or filing, but the platform does not promise an outcome or a completion time. Evictions API does not provide legal advice. Attorney fees, court costs, and service costs may be separate from platform fees, and the attorney’s fee may be quoted before work begins.

Test keys cannot be used for real states or real cases. Live keys are created by an organization owner through the website. If no attorney is engaged within five business days of submission, the platform fee is refunded in full, according to the supplied product terms. The repository examples and configurations are MIT licensed; the Evictions API product remains owned by Future Cities LLC.
