## Documentation

## What Common Elements MCP server does

Common Elements MCP server gives AI clients access to information and workflows for community associations. It covers HOA, condominium, and co-op records drawn from state registries and other public sources. Depending on access level and location, association research can include basic public-record details, management information, officers, building safety, hazard risk, and a change feed for board or management updates.

The service also supports research into US community association statutes. Agents can search statute text, retrieve sections, and perform a read-only compliance scan against text supplied explicitly for that purpose. Statute results are reference material rather than legal advice.

Vendor research uses state licensing-board records and includes license checks. The RFP Hub supports posting work and reviewing proposals. RFP drafts remain private until the user confirms publication. Common Elements is intended to supplement existing association management and accounting systems, not replace them.

## How it works

The Common Elements MCP server is hosted by Common Elements and exposed through an MCP connection. The repository packages that server with Claude skills for researching associations, finding vendors, running an RFP, checking statutes, and tracking board or management changes. Claude users can install the marketplace plugin, while other supported clients can connect through the service’s MCP documentation.

Authentication uses either OAuth or an API key. The Claude plugin flow uses a Common Elements account and OAuth sign-in. The server identifies the origin of data in its responses, which helps distinguish registry and other public-record information from service content.

## Setup and configuration

In Claude chat or Cowork, add the marketplace through Customize > Plugins, install Common Elements, and connect it from the plugin’s Connectors tab. For Claude Code, add the GitHub marketplace and install the `common-elements@common-elements` plugin, then use `/mcp` to select `plugin:common-elements:common-elements` and sign in.

A direct HTTP connection is also available with:

```bash
claude mcp add --transport http common-elements https://commonelements.com/api/mcp
```

The repository also documents access for Claude on the web and desktop, ChatGPT, Cursor, VS Code, and Codex. Plugin updates can be enabled through Claude Code’s marketplace settings or applied with its plugin update command.

## Tools and capabilities

The Common Elements MCP server supports these practical tasks:

- Research association records and changes affecting boards or management.
- Search community association statutes and retrieve section text.
- Scan explicitly supplied text for compliance issues in a read-only operation.
- Find licensed contractors and other firms using licensing-board records.
- Check vendor licenses and review verified Common Elements vendor profiles.
- Create and manage RFP workflows, including proposal review and confirmed publication.

The searchable verified-vendor directory is limited to vendors that have completed verification and is described as small and growing.

## Limitations and notes

Free association access provides public-record basics. Deeper sections, including management, officers, the change feed, building safety, and hazard risk, require a paid Data plan. Geographic coverage differs by state and county, so availability should be checked for the association being researched.

The server does not return personal contact details such as email addresses, phone numbers, or mailing addresses for board members, officers, or licensees. Board and officer information is limited to names and titles from public records. Common Elements stores requested account content and retains usage and action logs while an account remains open; its privacy policy and plugin documentation describe retention and revocation. The repository files are licensed under MIT, while the Common Elements service is governed by its own terms.
